The completed roofing system. Insulation, membrane and curb flashings. The roof is now watertight.

The roofing system has been removed and the Tectum deck is the only thing left.

The existing roofing system has been removed. The decking must now br examined for deficiencies before the new roofing system can be installed.

Once the old system is removed and cleaned up, we can inspect the decking before the new system is installed.

Tectum (Cementitious fiber) decking. A common building material in schools. Especially in gymnasiums.

Tongue-and-groove wood decking.

After each day's production, the roofing system is set up so that no leaks occur between the new section and the old.

The first stage in this roof replacement process was to cut up the 4-ply asphalt roofing system that was covered in pea gravel. This membrane is cut into manageable sections to be pulled up and disposed of.

The asphalt and gravel membrane has been removed and the next layer to be torn off is the existing insulation. This is typically where we find the moisture that has been trapped in the roofing system.

Once the roofing system components have been removed, the metal roof deck is inspected for rust, damage or fastening deficiency. Once to roof deck has been approved, we can begin to install the roofing system's components.

Polyisocyanurate (hereafter - Iso) is installed in 4' x 8' sheets of varying thickness, depending on the required R-value. Iso also comes in tapered profiles for creating s system of slopes that channel water to the drainage points. This layer is typically mechanically fastened to the metal deck below. in the case of concrete, or other non-nailable decking substrates, the Iso is adhered with urethane adhesive.

To provide additional substrate and to enhance the wind uplift rating, this roof required an additional layer of a high-density isocyanurate board. This special HD Iso also employs a special facer that gives it superior resistance to uplift.

With the two layers of insulation in place, the assembly is secured to the roof deck by means of screws and these metal plates. Wind requirements and warranty duration specifications will determine how many plates and in what pattern.

PROCESS 7 Once the substrate is secured, the EPDM (rubber) membrane is moved into position and the process of adhering the sheet begins. Care must be taken at this stage top prevent wrinkles.

The large EPDM (rubber) sheets are in place and seamed together. Now the process of flashing (wrapping in membrane) the walls and curb penetrations can begin. Once the wall and penetration flashing is complete, the roof is finally watertight. It is not complete, but the "roofing" portion is done and will be complete once the sheet metal components are installed. Only then can it be considered watertight.

The labor-intensive process of removing the old roofing system.

Often times, the existing insulation from the old roofing system can continue to remain in service. In this case, the insulation was wet and needed to be removed. Leaving wet insulation under a new roofing membrane will lead to a premature failure of the whole system and most likely damage the decking below.

Up and at it before the sun comes up.
