Roofing Services / Projects One of the MANY benefits of a rubber roofing system is that it is simple to repair with the correct materials. The membrane will have be be cleaned and a primer added, but once these steps are complete, a permanent repair can be made. As EPDM (rubber) ages, holes can form at the corners of rooftop penetrations very quickly. Metal roofs can be challenging to repair. These types of structures have a lot of movement which can wreak havoc on seams. We use professional-grade materials (this is no place for Flex Seal) that can accommodate the movement and yet remain watertight. Our Service Technicians will provide and interior search as well as the roof investigation and stop leaks permanently. Small holes can stretch into larger holes as the membrane ages. This small hole will enlarge daily as the membrane ages. Timely repairs can eliminate this from becoming a larger issue. After the old asphalt membrane was cleaned, we installed an asphaltic primer. Once the primer sets, we apply a layer of asphaltic cement, a sheet of mesh for reinforcement and then another layer of the asphaltic cement. This aged BUR (Built-up-roof) is splitting at this edge here the roof holds water. Since there are so many splits in this area, one large patch will be needed. We have just as many Service calls in the winter related to condensation as we do from snow/ice. Moisture vapor gets trapped int he building and attaches itself to cooler surfaces. In this case, the cool surface was the bottom-side of the metal roof panel A search of the roof found no defects in the roofing system, the water was coming from inside. Our trained technicians will be able to determine the source of the leak and take measures to correct the problem. Sometimes, it requires no repair, just adjustments in the interior climate. Sometimes, old roofs need new penetrations. We often work in support of other trades that have to make a penetration in the roof to install their equipment. In this case, the HVAC contractor was installing a new heat flue. Our technicians install new penetrations on older roofs in accordance with the warranty guidelines with the proper manufacturer's materials in order to not void the existing roof warranty. It is critical that these requirements be followed in order to keep our customer's roof warranty intact. After a wind-storm in downtown Indy, we had to re-build this. After the masons were done with the brick work, we installed new roof flashings and a new 24 gauge sheet metal coping. Proper preparation and the use of the correct materials will prevent any concern about jeopardizing the roof's existing warranty.
